The average price in the Laguna region has had an strong increase in recent months. There has been a strong inflation in the prices in this region.
The price per m² in Laguna has increased strongly in the last 6 months. During October, the average price per m² was ₱ 36,650. In November the price pretty much stayed the same at ₱ 36,870 per m². In the following two months (December, January) the price per m² has risen strongly to a 181 %. In the last two months, the price per m² has had a significant increase of 167 %. This has been obtained by comparing the price of ₱ 51,564 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 86,297.5 per m² for the last two months (February, March).
Based upon to the price in Laguna(region), this has increased in the last 6 months. In the first month sample October the average price is ₱ 3,561,469. In November the price was the same at ₱ 3,663,273. In the following two months the average price didn't change much compared to the previous two going from ₱ 3,612,371 to ₱ 3,583,637. During the last two months the price has had a considerable increase of 130 % with respect to the previous four months going from ₱ 3,598,004 a ₱ 4,680,707.5.
The graph displaying the the average price per number of bedrooms shows that those with 2 bedrooms are the cheapest ones. They are 54 % more affordable than the average price in Laguna followed by those with 3 with an average price of ₱ 4,024,521. The most costly properties have 4 bedrooms. They are 180 % more expensive than the average followed by those properties with 1 bedroom priced at ₱ 4,111,140.
Based on the average price per m² those properties with 2 bedrooms are the cheapest ones with a price of ₱ 37,481 / m² being ₱ 85,070 / m² the average value within the Laguna region. The properties with the most expensive average price are those with 1 bedroom. These are 63 % more costly than the average followed by those with 4 bedrooms with a price of ₱ 68,247 / m².
The graph displaying the average price according to the property type shows "House" as the cheapest one. With an average cost of ₱ 5,014,027 it is 29 % more affordable than the average in Laguna. This is followed by "Townhouse" with a price of ₱ 4,837,696. The dearest property type is "Commercial Lot" and is 1180 % more expensive than the average, followed by "Lot" with a cost of ₱ 20,694,716.
Based on the average cost per m² the cheapest property type is "House with a an average cost of ₱ 32,568 / m², followed by "Lot" with a price of ₱ 37,488 / m². "Condominium" with an average price of ₱ 148,951 / m² is the most costly type of property followed by "Apartment" at a price of ₱ 85,999 / m².
