The prices in real estate in San Juan, in the Batangas region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in San Juan has increased strongly during the last 6 months. In October, the average price per m² was ₱ 90,445. In the following month the price per m² increased to ₱ 103,184. The price for the following two months in (December, January) had a considerable increment of 135 %. The price per m² has had a considerable increase of 134 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 113,535.25 to ₱ 151,837 during February, and March.
Based upon to the price in San Juan (cities), this has gone downing the last 6 months. In our first sample month during October, the average price is ₱ 13,972,944. In November This price remains at ₱ 14,455,601. During the following two months (December, January) the average price had a considerable reduction of 85 % with regard to the previous two months. During the last two months, the average price has reduced with regard to the previous ones. To be precise it has gone down 94 %, going from ₱ 13,147,788 to ₱ 12,332,677 in February and March.
The graph displaying the average price for bedrooms illustrates that those properties with 4 bedrooms are the cheapest ones. At a price of ₱ 11,959,017 they are 25 % more affordable than the average price for San Juan. The properties with the highest average price have 3 bedrooms, Their price is 49 % more costly than the average. After that we have properties with 2 bedrooms priced at ₱ 13,386,793.
With regard to the average price per m² , those properties with 4 bedrooms are the cheapest ones at a cost of ₱ 77,151 / m², with an average ₱ 152,852 / m² price in San Juan. The properties with the highest average prices have 1 bedroom. They are 45 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 162,318 / m².
With regard to the average price based upon the property in San Juan we can see that the cheapest property type is "Lot" at a price of ₱ 10,881,808, they are 9 % more affordable than the average price of (!PRECIO2!). "Lot" has the lowest price. This price is 9 % more affordable than the average price aforementioned.
According to the average area cost by m² the cheapest property type is "Lot with an average price of ₱ 21,309 / m². "Lot" with an average cost of ₱ 21,309 / m² has the lowest price and would be directed at less affluent cities.
