The prices in real estate in Manila, in the Metro Manila region have had a minor rise in the last couple of months. The real estate prices for second hand homes have risen in this city.
The price per m² in Manila has increased during the last 6 months. In June, the average price per m² was ₱ 55,438. In the following month the price per m² increased to ₱ 62,402. The price for the following two months in (August, September) had a considerable increment of 116 %. The price per m² has had a considerable deflation of 76 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 63,752.25 to ₱ 48,543.5 during October, and November.
Based upon to the price in Manila (cities), these have remained the same in the last 6 months. In our first sample month during June, the average price is ₱ 2,756,398. In July This price remains at ₱ 2,770,104. In the following two months the average price has remained the same with regard to the previous two months from ₱ 2,763,251 to ₱ 2,775,605. Based on an analysis of the first four prices and the last two months the average price has gone up 109 % during the last two months.
