The prices in real estate in Bay, in the Laguna region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Bay has increased strongly during the last 6 months. In October, the average price per m² was ₱ 118,614. In November this price pretty much remained the same at a value of ₱ 119,794 per m². In the following two months the price per m² has barely changed, going from ₱ 119,204 to ₱ 120,832.5 per m². The price per m² has had a considerable increase of 147 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 120,018.25 to ₱ 176,022 during February, and March.
Based upon to the price in Bay (cities), this has gone up considerably in the last 6 months. In our first sample month during October, the average price is ₱ 4,169,917. In November This price remains at ₱ 4,122,743. During the following two months (December, January) the average price had a considerable increase of 161 % with regard to the previous two months. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 5,410,736.5 to ₱ 4,303,266.5, which means a 80 % fall.
The graph showing the average price for bedrooms displays the property with the lowest price has 1 bedroom. It is 2 % cheaper than the average price of ₱ 4,491,000 in Bay. Based on the bedrooms values, properties with the lowest prices are those with 1 bedroom. They are 2 % more affordable than the average aforementioned.
With regard to the average prices per m² those properties with 1 bedroom are 20 % cheaper than the average price of (₱ 149,700 / m²) in Bay. Properties with the most affordable price based upon to the number of bedrooms / m² are those with 1 bedroom. They are 20 % cheaper than the average value aforementioned.
