The average price in the South Cotabato region has had a slight decrease in recent months. There has been a deflation in the prices in this region.
The price per m² in South Cotabato has risen in the last 6 months. During October, the average price per m² was ₱ 70,167. In November the price pretty much stayed the same at ₱ 70,595 per m². The following two months (December, January) there has been a deflation of 91 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant decrease of 81 %. This has been obtained by comparing the price of ₱ 67,288.5 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 54,536.5 per m² for the last two months (February, March).
Based upon to the price in South Cotabato(region), this has decreased considerably in the last 6 months. In the first month sample October the average price is ₱ 4,393,255. In November the price was the same at ₱ 4,457,460. In the following two months the average price has decreased 62 % compared to the previous two. During the last two months the price has had a considerable reduction of 70 % with respect to the previous four months going from ₱ 3,574,754.75 a ₱ 2,494,394.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 61 % more affordable than the average price in South Cotabato followed by those with 2 with an average price of ₱ 2,852,382. The most costly properties have 4 bedrooms. They are 209 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 6,578,421.
Based on the average price per m² those properties with 1 bedroom are the cheapest ones with a price of ₱ 45,998 / m² being ₱ 55,593 / m² the average value within the South Cotabato region. The properties with the most expensive average price are those with 3 bedrooms. These are 73 % more costly than the average followed by those with 4 bedrooms with a price of ₱ 83,416 / m².
The graph displaying the average price according to the property type shows "House And Lot" as the cheapest one. With an average cost of ₱ 2,580,485 it is 16 % more affordable than the average in South Cotabato. This is followed by "Commercial Lot" with a price of ₱ 2,278,570. The dearest property type is "Lot" and is 307 % more expensive than the average, followed by "House" with a cost of ₱ 5,395,048.
Based on the average cost per m² the cheapest property type is "Lot with a an average cost of ₱ 6,894 / m², followed by "Commercial Lot" with a price of ₱ 28,018 / m². "House" with an average price of ₱ 80,844 / m² is the most costly type of property followed by "Townhouse" at a price of ₱ 60,041 / m².
