The average price in the Rizal region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Rizal has risen considerably in the last 6 months. During October, the average price per m² was ₱ 135,859. The following month the price decreased to ₱ 122,831 per m². The following two months (December, January) went through a considerable deflation of 75 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant decrease of 80 %. This has been obtained by comparing the price of ₱ 113,452 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 90,867.5 per m² for the last two months (February, March).
Based upon to the price in Rizal(region), this has decreased considerably in the last 6 months. In the first month sample October the average price is ₱ 11,107,083. In November the price was the same at ₱ 10,946,142. In the following two months the average price has decreased 54 % compared to the previous two. During the last two months the price has had a considerable reduction of 64 % with respect to the previous four months going from ₱ 8,504,496 a ₱ 5,425,010.5.
The graph displaying the the average price per number of bedrooms shows that those with 2 bedrooms are the cheapest ones. They are 17 % more affordable than the average price in Rizal followed by those with 1 with an average price of ₱ 5,290,138. The most costly properties have 3 bedrooms. They are 74 % more expensive than the average followed by those properties with 4 bedrooms priced at ₱ 8,463,340.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 52,068 / m² being ₱ 94,833 / m² the average value within the Rizal region. The properties with the most expensive average price are those with 1 bedroom. These are 43 % more costly than the average followed by those with 3 bedrooms with a price of ₱ 90,236 / m².
The graph displaying the average price according to the property type shows "House" as the cheapest one. With an average cost of ₱ 5,786,559 it is 30 % more affordable than the average in Rizal. This is followed by "Apartment" with a price of ₱ 5,118,420. The dearest property type is "Condominium" and is 250 % more expensive than the average, followed by "Lot" with a cost of ₱ 12,772,366.
Based on the average cost per m² the cheapest property type is "House with a an average cost of ₱ 41,360 / m², followed by "House And Lot" with a price of ₱ 54,398 / m². "Condominium" with an average price of ₱ 245,450 / m² is the most costly type of property followed by "Apartment" at a price of ₱ 88,824 / m².
