The average price in the Davao Del Norte region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Davao Del Norte has risen considerably in the last 6 months. During October, the average price per m² was ₱ 60,992. The following month the price decreased to ₱ 54,623 per m². The following two months (December, January) went through a considerable deflation of 47 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant decrease of 57 %. This has been obtained by comparing the price of ₱ 42,374.5 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 23,979 per m² for the last two months (February, March).
Based upon to the price in Davao Del Norte(region), this has increased considerably in the last 6 months. In the first month sample October the average price is ₱ 4,622,962. In November the price was the same at ₱ 4,475,884. The price in the following months (December, January) had a strong increment of 313 % going from ₱ 4,549,423 to ₱ 14,259,676. During the last two months the price has had a considerable increase of 141 % with respect to the previous four months going from ₱ 9,404,550 a ₱ 13,276,792.
The graph displaying the the average price per number of bedrooms shows that those with 2 bedrooms are the cheapest ones. They are 65 % more affordable than the average price in Davao Del Norte followed by those with 3 with an average price of ₱ 5,720,250. The most costly properties have 4 bedrooms. They are 44 % more expensive than the average followed by those properties with 1 bedroom priced at ₱ 8,241,976.
Based on the average price per m² those properties with 2 bedrooms are the dearest ones with a price of ₱ 72,116 / m² being ₱ 24,179 / m² the average value within the Davao Del Norte region. The properties with the most expensive average price are those with 1 bedroom. These are 586 % more costly than the average followed by those with 3 bedrooms with a price of ₱ 77,129 / m².

"Condominium" with an average price of ₱ 188,665 / m² is the most costly type of property followed by "House" at a price of ₱ 65,028 / m².
