The average price in the Davao City region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Davao City has risen considerably in the last 6 months. During October, the average price per m² was ₱ 56,275. In November the price pretty much stayed the same at ₱ 56,477 per m². The following two months (December, January) went through a considerable deflation of 71 % in the price per m² with regard to the previous two. In the last two months, the price has stayed the same with regard to the average value for the last 4 months going from an average price per m² of ₱ 48,134.5 to ₱ 49,514 during February and March.
Based upon to the price in Davao City(region), this has increased considerably in the last 6 months. The average price in October is ₱ 5,050,834. In November the price increased to ₱ 5,550,184. In the following two months the average price didn't change much compared to the previous two going from ₱ 5,300,509 to ₱ 5,137,722.5. During the last two months the price has had a considerable increase of 131 % with respect to the previous four months going from ₱ 5,219,116 a ₱ 6,851,759.

They are 75 % more affordable than the average price in Davao City followed by those with 3 with an average price of ₱ 3,842,345. The most costly properties have 4 bedrooms. They are 44 % more expensive than the average followed by those properties with 1 bedroom priced at ₱ 5,256,422.
Based on the average price per m² those properties with 2 bedrooms are the cheapest ones with a price of ₱ 33,070 / m² being ₱ 61,105 / m² the average value within the Davao City region. The properties with the most expensive average price are those with 1 bedroom. These are 137 % more costly than the average followed by those with 4 bedrooms with a price of ₱ 58,133 / m².

Based on the average cost per m² the cheapest property type is "House with a an average cost of ₱ 35,146 / m², followed by "Office" with a price of ₱ 50,124 / m². "Condominium" with an average price of ₱ 128,998 / m² is the most costly type of property followed by "Lot" at a price of ₱ 64,898 / m².
