The average price in the Cebu City region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Cebu City has risen considerably in the last 6 months. During November, the average price per m² was ₱ 93,929. The following month (December) the price had a considerable deflation reaching ₱ 36,063 per m². The following two months (January, February) went through a considerable deflation of 60 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant increase of 159 %. This has been obtained by comparing the price of ₱ 52,135 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 82,713.5 per m² for the last two months (March, April).
Based upon to the price in Cebu City(region), this has decreased considerably in the last 6 months. November has an average price of ₱ 8,208,529. During December the price had a strong deflation till ₱ 4,204,713. In the following two months the average price has decreased 69 % compared to the previous two. During the last two months the price has had a considerable increase of 174 % with respect to the previous four months going from ₱ 5,241,523.5 a ₱ 9,134,549.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 18 % more affordable than the average price in Cebu City followed by those with 2 with an average price of ₱ 6,862,472. The most costly properties have 4 bedrooms. They are 86 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 9,392,186.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 57,665 / m² being ₱ 63,975 / m² the average value within the Cebu City region. The properties with the most expensive average price are those with 1 bedroom. These are 67 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 95,169 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 5,136,934 it is 19 % more affordable than the average in Cebu City. This is followed by "Lot" with a price of ₱ 5,447,430. The dearest property type is "Commercial Lot" and is 1279 % more expensive than the average, followed by "Townhouse" with a cost of ₱ 8,833,293.
Based on the average cost per m² the cheapest property type is "Lot with a an average cost of ₱ 13,857 / m², followed by "House" with a price of ₱ 47,739 / m². "Commercial Lot" with an average price of ₱ 1,544,739 / m² is the most costly type of property followed by "Condominium" at a price of ₱ 124,489 / m².
