The average price in the Cebu region has had an strong increase in recent months. There has been a strong inflation in the prices in this region.
The price per m² in Cebu has increased strongly in the last 6 months. During October, the average price per m² was ₱ 87,075. In November the price pretty much stayed the same at ₱ 88,449 per m². In the following two months (December, January) the price per m² has risen strongly to a 135 %. In the last two months, the price per m² has increased 105 %. This has been obtained by comparing the price ₱ 103,122.5 for the first four months of the sample with regard to the previous 4 months and the price ₱ 108,714 per m² for the last two months (February, March).
Based upon to the price in Cebu (region), this has decreased in the last 6 months. The average price in October is ₱ 6,954,828. In November the price increased to ₱ 7,338,943. In the following two months the average price has decreased 81 % compared to the previous two. During the last two months the price has reduced 91 % compared to the previous average values going from ₱ 6,463,369.5 a ₱ 5,862,815.5 in February and March.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 21 % more affordable than the average price in Cebu followed by those with 2 with an average price of ₱ 5,500,100. The most costly properties have 4 bedrooms. They are 23 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 6,020,971.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 48,300 / m² being ₱ 88,947 / m² the average value within the Cebu region. The properties with the most expensive average price are those with 1 bedroom. These are 45 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 89,628 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 5,936,347 it is 34 % more affordable than the average in Cebu. This is followed by "Townhouse" with a price of ₱ 4,960,651. The dearest property type is "Lot" and is 138 % more expensive than the average, followed by "Condominium" with a cost of ₱ 7,435,618.
Based on the average cost per m² the cheapest property type is "Lot with a an average cost of ₱ 17,841 / m², followed by "House" with a price of ₱ 36,051 / m². "Condominium" with an average price of ₱ 157,096 / m² is the most costly type of property followed by "Apartment" at a price of ₱ 83,510 / m².
