The prices in real estate in San Fernando, in the Pampanga region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in San Fernando has increased strongly during the last 6 months. In September, the average price per m² was ₱ 42,925. In the following month the price per m² increased considerably to ₱ 51,209. The price for the following two months in (November, December) had a considerable increment of 146 %. The price per m² has had a considerable increase of 290 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 57,974.25 to ₱ 168,347 during January, and February.
Based upon to the price in San Fernando (cities), this has gone downing the last 6 months. The price in September is ₱ 10,953,615, rising in October till ₱ 11,615,251. During the following two months (November, December) the average price fell 88 % with regard to the previous two months. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 10,597,806 to ₱ 7,905,885.5, which means a 75 % fall.
