The prices in real estate in Pandi, in the Bulacan region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Pandi has increased strongly during the last 6 months. In October, the average price per m² was ₱ 32,604. In the following month the price per m² decreased to ₱ 29,311. The price for the following two months in (December, January) had a considerable increment of 185 %. The price per m² has had a considerable deflation of 85 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 44,163.25 to ₱ 37,453 during February, and March.
Based upon to the price in Pandi (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during October, is ₱ 4,431,550. During November the price went through a considerable rise reaching ₱ 23,339,359. During the following two months (December, January) the average price had a considerable reduction of 21 % with regard to the previous two months. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 8,401,024 to ₱ 1,803,390.5, which means a 21 % fall.

Based on the bedrooms values, properties with the lowest prices are those with 1 bedroom. They are 75 % more affordable than the average aforementioned.
With regard to the average prices per m² those properties with 1 bedroom are 44 % cheaper than the average price of (₱ 22,240 / m²) in Pandi. Properties with the most affordable price based upon to the number of bedrooms / m² are those with 1 bedroom. They are 44 % cheaper than the average value aforementioned.
