The prices in real estate in Cavite, in the Cavite City region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Cavite has had a strong decrease during the last 6 months. In October, the average price per m² was ₱ 49,154. In November this price pretty much remained the same at a value of ₱ 49,308 per m². The price for the following two months in (December, January) decreased 85 % with regard to the prior two months. The price per m² has had a considerable deflation of 81 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 45,654.5 to ₱ 36,865 during February, and March.
Based upon to the price in Cavite (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during October, is ₱ 12,780,289. During November the price went through a considerable rise reaching ₱ 15,014,214. During the following two months (December, January) the average price had a considerable increase of 131 % with regard to the previous two months. During the last two months, the average price has reduced with regard to the previous ones. To be precise it has gone down 92 %, going from ₱ 16,044,142 to ₱ 14,764,034 in February and March.

The properties with the highest average prices have 4 bedrooms. They are 200 % more expensive than the average followed by properties with 3 bedrooms with a price at ₱ 104,684 / m².
