The average rent price in the Metro Manila region has remained at pretty much the same value in recent months. Rent prices in this region have remained pretty much the same.
The price per m² in Metro Manila has barely changed in the last 6 months. During September, the average price per m² was ₱ 836.42. In October the price barely changed remaining at ₱ 874.19 per m². The following two months (November, December) went through a fall of 91 % in the rent price per m² with regard to the previous two. In the last two months, the price has barely changed with regard to the average value for the last 4 months going from an average price per m² of ₱ 816.7 to ₱ 818.99 during January and February.
When referring to the price in Metro Manila(region), this has fallen considerably in the last 6 months. September has an average price of ₱ 165,450. During Octoberthe price had a strong fall till ₱ 75,970. In the following two months the average price has fallen 44 % compared to the previous two. During the last two months the price has had a considerable fall of 55 % with respect to the previous four months going from ₱ 87,128.75 a ₱ 47,580.5.

They are 35 % cheaper than the average price in Metro Manila followed by those with 2 with an average price of ₱ 58,249. The most expensive properties have 4 bedrooms. They are 285 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 138,030.
Based on the average price per m² those properties with 4 bedrooms are the most affordable ones with a price of ₱ 496.44 / m² being ₱ 826.24 / m² the average for Metro Manila. The properties with the highest average price are those with 1 bedroom. These are 4 % more expensive than the average followed by those with 3 bedrooms with a price of ₱ 845.08 / m².
The graph displaying the average rent price according to the property type shows "Office" as the most affordable one. With an average cost of ₱ 52,631 it is 40 % cheaper than the average in Metro Manila. This is followed by "Condominium" with a cost of ₱ 58,257. The most expensive property type is "Lot" and is 401 % more costly than the average, followed by "House" with a cost of ₱ 238,625.
Based upon the average cost per m² the most affordable property type is "House with a an average price of ₱ 486.97 / m², followed by "Lot" with a price of ₱ 600.76 / m². "Townhouse" with an average price of ₱ 1,029.96 / m² is the most expensive type of property followed by "Condominium" at a price of ₱ 848.84 / m².
