The average rent price in the Davao City region has had a slight fall in recent months. There has been a fall in the rent prices in this region.
The price per m² in Davao City has fallen in the last 6 months. During October, the average price per m² was ₱ 436. In November the price barely changed remaining at ₱ 447.12 per m². The following two months (December, January) went through a considerable fall of 83 % in the rent price per m² with regard to the previous two. In the last two months, the price has barely changed with regard to the average value for the last 4 months going from an average price per m² of ₱ 404.33 to ₱ 415.16 during February and March.
When referring to the price in Davao City(region), this has risen considerably in the last 6 months. In the first month sample for October the average price is ₱ 38,739. During November it went through a strong rise reaching ₱ 269,720 The price in the following months (December, January) had a strong rise of 155 % going from ₱ 154,229.5 to ₱ 238,310. During the last two months the price has gone down 90 % compared to the previous average values going from ₱ 196,269.75 a ₱ 176,797 in February y March.

They are 95 % cheaper than the average price in Davao City followed by those with 3 with an average price of ₱ 22,750. The most affordable properties have 4 bedrooms. They are 92 % cheaper than the average followed by those properties with 2 bedrooms priced at ₱ 23,592.
Based on the average price per m² those properties with 3 bedrooms are the most affordable ones with a price of ₱ 190 / m² being ₱ 563 / m² the average for Davao City. The properties with the lowest average price are those with 1 bedroom. These are 9 % more affordable than the average followed by those with 2 bedrooms with a price of ₱ 510 / m².

Based upon the average cost per m² the most affordable property type is "House with a an average price of ₱ 182 / m², followed by "Commercial Lot" with a price of ₱ 205 / m². "Lot" with an average price of ₱ 522 / m² is the most affordable type of property followed by "Condominium" at a price of ₱ 225 / m².
