The price per m² in Cebu City has barely changed in the last 6 months. During October, the average price per m² was ₱ 608.42. In November the price barely changed remaining at ₱ 600.25 per m². The following two months (December, January) went through a rise of 112 % in the rent price per m² rising from ₱ 604.34 to ₱ 678.51 per m². In the last two months, the price per m² has fallen 93 %. This has been obtained by comparing the price ₱ 641.42 for the first four months of the sample with regard to the previous 4 months and the price ₱ 596.66 per m² for the last two months (February, March).

Average price

When referring to the price in Cebu City(region), this has fallen considerably in the last 6 months. In the first month sample October the average price is ₱ 88,423. In November the price remains at ₱ 91,423. In the following two months the average price has fallen 77 % compared to the previous two. During the last two months the price has had a considerable fall of 56 % with respect to the previous four months going from ₱ 79,365.75 a ₱ 44,738.

Average price per bedrooms

The graph displaying the the average rent price per number of bedrooms shows that those with 1 bedroom are the most affordable ones. They are 11 % cheaper than the average price in Cebu City followed by those with 2 with an average price of ₱ 54,375. The most expensive properties have 4 bedrooms. They are 152 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 90,000.

Based on the average price per m² those properties with 4 bedrooms are the most affordable ones with a price of ₱ 284.02 / m² being ₱ 520.56 / m² the average for Cebu City. The properties with the highest average price are those with 1 bedroom. These are 63 % more expensive than the average followed by those with 3 bedrooms with a price of ₱ 682.12 / m².

Price per property type

This is followed by "Condominium" with a cost of ₱ 42,091. The most expensive property type is "Lot" and is 86 % more costly than the average, followed by "Commercial Lot" with a cost of ₱ 69,238.

Based upon the average cost per m² the most affordable property type is "Commercial Lot with a an average price of ₱ 282.06 / m², followed by "Lot" with a price of ₱ 461.68 / m². "Condominium" with an average price of ₱ 805.43 / m² is the most expensive type of property followed by "House" at a price of ₱ 575.4 / m².
